Furnished bedroom + bonus sunroom in shared apt

I'm seeking a female roommate to share a beautiful apartment 5-8 minutes’ walk from the #73 bus line that goes frequently to Harvard Square and - in the opposite direction - to McLean Hospital and the commuter rail into downtown Boston.

Rent: $1,200...
per month, plus 50/50 shared utilities, which come to around $100 per person per month. First month + 1 month's security deposit required with the landlord.

This entire floor has two bedrooms. One is mine; the other bedroom (12’ x 12’) would be yours, and you would also have a lovely, private sunroom (8’ x 11.5’) for a great office, study, or little studio.

The bedroom is fully furnished as shown in photos.

There is 1 shared bathroom, living room, kitchen, and dining room. The parking space in the driveway is yours. Coin-op laundry in the basement. Landlord is responsive and has quiet family members living upstairs. Unfortunately, pets are not allowed. No smoking or vaping, please.

I am a female Brandeis administrator and seek a female roommate who is similarly quiet and considerate. Though this home is easily accessible to Cambridge and local Belmont shops, cafes, and services, it’s in a residential neighborhood and is very peaceful.
