Spacious 2 bedroom / 1 bath near Coolidge Corner

Looking for someone to join me in this spacious, two-bedroom, one-bathroom condo on Longwood Ave near Coolidge Corner. The apartment is on the first floor of a three-story brownstone and has hardwood floors.

About the apartment:
- Less than 5... minutes walking from Trader Joe's, the C line, bus 66 to Cambridge, and dozens of shops and restaurants (UPS, USPS, dry cleaning, etc.).
- Less than 10 minutes walking from CVS, Walgreen's, Stop and Shop, the D line, and even more shops and restaurants
- About 20 minutes walking from the Longwood Medical Area
- The open bedroom is unfurnished but the common areas will be partially furnished with what I have now.
- In-building washer and dryer shared by six units (I never really have any issues with this).
- The building tends to be quiet and I've had only brief interactions with the other tenants, all of them positive.
- Kitchen has dishwasher, microwave, fridge, and lots of cabinet space
- Spacious living room that right now gets little use. My bedroom (the larger of the two) has a small lanai/porch type room attached to it, so I don't have much need to use the living room.
- Because my bedroom is larger I pay a greater share of the rent. Happy to discuss the exact payment scheme to ensure it's fair. At present, I'm expecting my roommate to pay around $1400 in rent out of $2900 total, plus about $100 for electricity/WiFi. Since I already have a lease there would be no broker's fee; however, you would still have fill out a rental application.
- Preferred move-in date is July 1 but there might be some flexibility depending on my current roommate's plans.

About me:
- I prefer to keep the common areas fairly neat and organized but I don't need things to be perfect. I usually do some cleaning every week or two.
- My girlfriend lives in Michigan and we try to see each other about every 2 months. These visits are distributed evenly between Michigan and Boston, which means sometimes she'll be here and sometimes I'll be gone. She usually stays around a week.
- I work from home around 2-3 days weeks and don't make much noise
- I don't host social gatherings at the apartment very often but I would have no issue my roommate doing so.
